01What does the construction system do?
Quantities and schedule
- Bill of quantities with code, unit, quantity and rate, imported from Excel through a review that shows what is new, what changed in quantity or rate, and what is locked
- A schedule per item: planned and actual dates, progress, and the relationship to other items with the delay in days
- Project phases with their weights and dependencies
- Quantity takeoff from CAD drawings can feed the bill of quantities (our QTO product)
Certificates and money
- Contracts with their value, retention percentage, advance payment and tax
- A payment certificate per item: submitted quantity, technical office review, then approval with the approved quantity
- Each certificate calculates its own gross, retention, advance recovery, tax and net, and the approved quantity locks onto the item
- Payment from the treasury with an accounting entry, refused when the treasury cannot cover it
- The contractor's account: earned, paid, retained and outstanding, per contract
- Expected cash flow from the quantities, the schedule and the payment terms
- Subcontractors get their own certificates, with their own retention
Site
- Daily site diary, inspections, NCRs, RFIs, technical queries, transmittals, snags, safety and permits
- Drawings and documents with their revisions
- Measured progress per item, which becomes the real percentage for each phase and for the project
- A contractor portal: the contractor submits a claim by item and follows their certificates and payments
02Does the construction side connect to the sales side?
Yes, and that is the point of having both in one system. A development project shows what was built against what was sold: measured progress, certified value, money spent, and the margin between the units' revenue and the project's cost.
03Can a developer use it with a single contractor?
Yes. A company that builds its own projects can run the contracting side for itself: its own contract, its own bill of quantities, its own certificates, without warehouses or purchasing.
